Renting an apartment in Tashkent in 2026: contract, deposit and handover
A practical guide for Tashkent tenants: comparing listings, recording rent and deposit terms, registering the agreement and documenting the handover.
Searching for an apartment to rent in Tashkent looks straightforward until the first viewing. One listing shows only the monthly rent, another reveals a deposit, agency fee and utilities later, and a third changes its terms during the meeting. A sound tenancy begins with a consistent way to compare options and a written record of what both sides have agreed.
This guide was updated on 28 August 2026 using current pages from Uzbekistan’s public-services and government portals. Public long-term rental results show continuing search intent around individual districts, furnished homes and owner-listed apartments, but asking prices and listing counts change daily. The aim is not to invent one average price for every home; it is to give a method for checking a particular offer.
Define your rental scenario first
Before searching, write down the intended term, household members, preferred district, maximum commute, room count and whether you need furniture, a lift, parking or residence registration. Keep non-negotiable conditions separate: living with a child or pet, a reliable air conditioner, a workspace or a landlord’s smoking rules. This list reduces the temptation to accept a home that does not fit simply because the viewing feels urgent.
Do not treat the advertised monthly rate as the whole budget. Entry costs may include the first month, a security deposit, an agent fee, moving and small household purchases. Then calculate a normal month: rent, electricity, gas, water, heating, internet, parking and building charges. The apartment must remain affordable after six months, not merely on the day the keys are handed over.
Compare listings in one table
Record the address or a clear landmark, area, floor, rooms, furniture and appliance condition, rent, payment currency, deposit, commission, utilities and minimum term. If the amount is expressed in conventional units, ask which exchange rate and date will determine payment. Put the answer in the agreement instead of leaving it in a chat history.
Check whether windows, doors, floors and furniture remain consistent across the photographs. If the kitchen or bathroom is missing, request fresh pictures or a short video before travelling. Do not transfer money merely to hold the listing without understanding the recipient’s identity, viewing the property and seeing a clear document explaining the payment.
Public platforms separate long-term from daily rent and allow filters for district, rooms, area, furnishing and commission. Use them as a map of supply, not as due diligence. Repeated advertising, polished photography or a large view count does not establish the right to let the apartment.
Inspect the apartment as a working system
View in daylight, while also considering the evening route. Check the entrance, intercom, lift, stairs, yard, lighting and vehicle access. With the owner’s permission, run taps, observe drainage and test lights, air conditioning, the cooker and key appliances. Look at windows, locks, sockets, moisture marks, smells and noise from the street or neighbouring homes.
Record meter readings and ask where the breakers and water shut-off valves are. Obtain the emergency contact. Agree who replaces consumables and who pays when the refrigerator, air conditioner, boiler or washing machine fails. A spoken statement that everything works is weaker than an equipment list describing condition on the handover date.
Prepare an inventory when furniture and appliances are included. For each significant item, record the name, model where available and condition: a mark on the sofa arm, or an air conditioner that starts with its remote supplied. Attach photographs to the handover report. This protects both sides if they later disagree about when a scratch appeared or whether an item was present.
Confirm that the right person signs
Ask the owner to show identification and current information connecting them to the apartment. If a representative is acting, understand the authority and limits of the power of attorney. Where there are several owners, clarify whose consent is required. This does not require collecting unnecessary copies of personal data; the goal is to match the person, property and authority to make the agreement.
The address, apartment number, area and parties should be consistent throughout the documents. Do not accept the idea that the lease is only formal while the real conditions remain oral. The written terms should cover duration, payments, access, residents, property responsibility and termination.
What the rental agreement should contain
Uzbekistan’s government portal explains that a residential rental agreement is made in writing and recorded with the tax authorities. The maximum term is five years. If no term is stated, the official guidance says it is treated as five years. Agreements lasting no more than one year are subject to short-term tenancy provisions, making duration a deliberate choice rather than a blank field.
Write the exact rent, currency or transparent conversion mechanism, due date and proof of payment. Allocate electricity, gas, water, heating, internet, building services and any old balance. Include the key handover date, number of key sets, rules for landlord visits, residence registration, the inventory and the procedure for reporting faults.
The government guidance also states that rent is set by agreement and cannot be changed unilaterally except where the law or contract permits it. Adjusted to the market is therefore too vague. State a date, frequency and formula, or confirm that the rent remains unchanged for the agreed term.
A deposit needs return rules, not just an amount
The word deposit does not explain what happens at departure. Record its value, payment date, purpose and the specific grounds for deductions. State whether it may be used for the final month, when the balance must be returned and how the landlord will evidence the cost of damage.
Distinguish normal wear from damage. Signs of ordinary use over a long tenancy are not the same as a broken door or missing appliance. A practical agreement connects the deposit to the handover report, inventory and final inspection. If repair costs can be deducted, require a receipt, estimate or another understandable calculation.
Use a traceable payment method: a bank transfer with a clear description or a receipt showing date, amount and purpose. Apply the same rule to rent, deposit and commission. If anyone other than the contracting party receives money, establish the reason and their authority before transferring it.
Registering the rental agreement
My.gov.uz provides a free service for individuals to register real-estate rental agreements with the tax authorities. The service page describes the workflow: the landlord enters the details and creates a draft, shares it with the tenant, and the tenant confirms it. A registered agreement is then generated automatically and can be downloaded. The page states that no additional documents are required for the service.
The government portal further says the landlord must record a housing rental agreement free of charge through ijara.soliq.uz within three days after it is signed. A tenant should not treat a verbal promise as completion. Read the digital draft before confirming it and save the final registered file. If the online data differ from the signed copy, stop and correct the discrepancy before the next rent payment.
Temporary residence registration is separate
Registering the lease and registering a person at their place of stay are different processes. My.gov.uz offers a separate temporary residence service. On the date of this guide, its page lists a processing time of one working day and an online fee of UZS 7,416. Fees can change, so check the live service card before applying.
A new procedure announced in May 2026 allows applications through my.gov.uz, Public Service Centres, Smart Migration or E-xabar berish. The official notice also says citizens must register within ten working days of moving to a new address. Requirements may differ for a particular citizenship status or restricted area, so select the service matching your own circumstances rather than copying another tenant’s process.
Make handover and departure mirror each other
On move-in day, sign a report listing room condition, defects, meters, keys, inventory and the start date of responsibility. Record one continuous video and keep unedited photographs. Exchange contacts for formal notices. If the landlord promises to repair a tap or deliver furniture after move-in, add the deadline to the report.
Repeat the sequence when leaving: cleaning, equipment, readings, keys, photographs and both signatures. Record either no claims or a precise list, the final utility position and the deposit return date. Do not schedule the final meeting for the last hour before a flight; allow time for calculation and minor corrections.
A practical tenant workflow
Open theUylari.uz rental catalogueand public listing platforms, shortlist five to seven options and complete the same comparison table. After a telephone check, view two or three. Inspect the home, building and route, then request a draft agreement. Before making a significant payment, connect the signatory to the property, settle deposit and utility rules, attach the inventory and confirm that the agreement is registered.
Do not let another client is already on the way control the decision. A suitable home may be taken, but a rushed transfer creates a more expensive problem. The choice should pass three tests: you understand the full monthly cost, the written terms match the conversation, and the apartment’s condition has been recorded.
Conclusion
Renting an apartment in Tashkent with fewer disputes does not depend on guessing the perfect district or accepting a universal market price. It depends on sequence: define the budget, compare listings, test the apartment, verify the contracting party, write down rent, deposit and access terms, register the agreement and sign a handover report with an inventory.
These steps cannot remove every everyday risk, but they make duties testable. The tenant has a record of price and condition; the owner has evidence of contents and occupancy rules. That balance turns a promising listing into a clear tenancy for the chosen period.
