Tashkent apartment prices in 2026: how to compare cost per square metre
A practical guide to reading Tashkent housing statistics and listings, calculating price per m² and comparing genuinely similar apartments.
The question “How much does an apartment cost in Tashkent?” cannot be answered responsibly with one citywide average. A single search mixes unfinished new developments, furnished homes, older blocks, club residences and properties with different legal positions. Price per square metre puts offers on a common scale, but becomes useful only after area, condition, inclusions and location have been checked.
This guide was prepared on 5 September 2026 using the latest available official data. It does not value a particular apartment and cannot replace professional valuation or legal review. Its purpose is to separate a market indicator from an advertising figure and help a buyer create a shortlist of genuinely comparable homes.
What the 2026 official data says
Uzbekistan’s National Statistics Committee reported that residential property prices rose by 1.3% quarter on quarter and 4% year on year in the second quarter of 2026. Apartment prices nationwide increased by 5.5% over the year: 7.1% in the primary market and 4.2% in the secondary market. The annual increase for apartments in Tashkent was 3.9%. These are indices of price change, not a price list or a single average applicable to every listing.
From the same quarter, the statistics use an updated hedonic-regression method. This takes account of characteristics such as area, location and floor. It can describe movement more accurately when the mix of homes changes, but it still does not establish the appropriate price of a specific apartment in a specific building.
The Central Bank recorded 110,100 property purchase-and-sale transactions across Uzbekistan in the first quarter of 2026, 48.4% more than a year earlier. Transaction growth in Tashkent reached 64%. Mortgage lending totalled UZS 5.7 trillion, up 29%, and 3.3 million m² of housing was commissioned. The figures demonstrate activity and broader access to financing, but a rise in transaction count must not be converted into an identical rise in prices.

Why an average is not your budget
An average blends market segments. If a dataset contains more new developments in expensive districts, the result may rise even if the price of identical homes has not changed. A larger share of small, lower-priced units can move it down. A price index, mean asking price, median and completed transaction price answer different questions and should not be substituted for one another.
A buyer needs a range for a defined segment. Choose a district or radius from an essential destination, primary or secondary market, completed or under-construction status, room count, area, finishing condition, floor and building type. Only then does price per m² begin to represent a similar product.
The full budget is also wider than the listing amount. Add renovation, furniture, parking, bank and notarial costs, valuation and insurance for a mortgage, and rent until move-in where relevant. An apparently cheap unfinished shell may require more cash before occupation than a more expensive completed apartment.
Calculate price per square metre consistently
The basic formula divides the complete apartment price by confirmed total area. If a seller quotes UZS 1.2 billion for 75 m², the calculation is UZS 16 million per m². That does not prove value; it provides a unit for the next comparison.
The denominator is the difficult part. A listing may use planned, measured or cadastral area, or a total that includes balconies and ancillary spaces. Ask which area appears in the cadastral record or contract and how additional spaces are counted. Two offers described as 80 m² may provide different usable space.
When prices are quoted in conventional units or foreign currency, convert all candidates to one currency using the same rate source on the same date. Record the source and time. Otherwise exchange-rate movement looks like a change in the property price. For instalments, use the sum of every payment and compulsory charge, not the headline price.
Keep optional parking separate, but include it in the total budget if purchasing it is mandatory. Treat furniture and appliances the same way: obtain an itemised list of what remains. Comparable prices need comparable inclusions.
Build a narrow set of comparables
Start with eight to fifteen active offers within one district or nearby locations. Keep the market type and building age similar. A completed new apartment, an unfinished project and a resale home do not differ by a minor adjustment; they can follow different legal and financial routes.
Narrow the area range. Apartments with similar floor area are usually better comparables than homes sharing a room count but differing twofold in size. Check floor, lift, construction material, layout, window orientation, ceiling height and common-area condition. These features explain price differences more clearly than a general claim of prestige.
Separate unfinished shells, basic renovations, move-in-ready homes and expensive bespoke interiors. Do not add an arbitrary average renovation figure to an unfinished unit. Obtain an estimate for the selected area and desired material standard. For a finished home, decide how much of the existing interior you would actually retain.
Location is more precise than a district name. Compare travel time to work or school, distance from metro and bus stops, noise, access road, parking, development density and daily services. Two buildings in one administrative district may have different transport access and surroundings and therefore be weak comparables.
Distinguish asking price from transaction price
A listing records a seller’s expectation on a particular date. It does not show that the apartment will sell at that amount. Duplicate listings for one property, stale cards and urgent offers distort a sample. Save the date, link and identifier, remove duplicates, and confirm availability before calculating a range.
There is no reliable single negotiation percentage for the whole city. First ask what is included, how long the listing has been active, whether the amount has changed and whether payment timing affects it. Maintain three amounts rather than one: the advertised price, the figure after written clarifications, and a conservative total budget. The last includes realistic costs of bringing the home to the required condition and a reserve for unforeseen work. Do not record a possible discount as though it were agreed.
